Why Spring is a great time of year to start property hunting
In equally frustrating and gratifying terms, the time of year is hugely important when you're looking to buy a property.
In general, the real estate market works on a cycle, which moves according to the seasons. If you're in the market to buy, real estate data will show you that May is generally the busiest time when more listings appear with agents and May and June usually generate the highest number of sales. The difference between these periods and the least busiest time of year for real estate is two-fold. Spring can is active with for housing activity for both buying and selling.
It poses advantages for sellers for two reasons. Presentationally, it's a good time for sellers to show off their properties. Competition is high during this period so you're likely to not only get the sale price you want but maybe even a little more.
Buyers prefer Spring as well. With more sellers on the market, there is increased choice. It's also the perfect time after the winter chill, making house hunting a little more bearable and the interim period before Summer, when the housing market becomes quieter due to vacation time. Activity usually doesn't pick up again until the autumn/fall, so it's one of the windows for optimal house hunting opportunity.
However, with more choices comes more competition. Buyers must therefore, be weary of paying more than they are happy to on a sale. If you're lucky enough to bag a house in the Summer you really like, it could save you tens of thousands of dollars. but that there is the gamble. If you're looking to buy or sell, don't sit on your laurels this Spring, or you could be missing out on your perfect home.
